25, 1763: John Buckingham of Queen Anne's County in Maryland for 16
pounds 10 shillings buys an 8.25 acre tract of land called Friendship Corrected from James Massey. Witnesses: George Walls (Wells) and B.W. Gould. |
Queen
Anne's County aforesaid.
August the twenty fifth day Anno Domini one thousand seven hundred and
sixty three. Between James Massey of Queen [Anne']s County,
planter of the one part and John Buckingham of said county of the other
part. Witnesseth that the said James Massey for and in
consideration of sixteen pounds ten shillings current money of Maryland
to him
in hand paid before the sealing and delivery of these presents the
receipt whereof he the said James does hereby acknowledge and thereof
doth exonerate, acquit, and discharge the said John Buckingham, his
heirs,
executors, and administrators, forever has given, granted, bargained,
sold, aliened, released, enfeoffed, and confirmed and by these presents
onto
and for these for himself and his heirs does here clearly and absolutely
give, grant, bargain, sell, alien, release, enfeoff, and confirm unto
the
said John Buckingham, his heirs, and assigns, forever part of a tract
or
parcel of land lying in Queen Anne's County aforesaid called Friendship
Corrected, lying on the West side of the Unicorn Branch and on the West
South West side of the main road that runs through the said tract of
land. Beginning at the end of sixty six perches upon the third line of
said land and runs from thence West South West sixty eight purges and
South South
East twenty perches and East North East sixty six perches and North
North West to
the beginning, containing eight acres and one quarter acre of land more
or
less, together with all and singular the improvements thereon being and
appurtenances thereunto belonging and the reversion and reversions,
remainder and remainders, rents, services of the premises and every part
and
parcel thereof and also all the estate, right, title, interest,
property,
claims, and issues, and whatsoever of him the said James of in or
to the aforesaid land called Friendship Corrected and the appurtenances
thereunto belonging. To have and to hold the aforesaid bargained
and sold
premises with all and singular the rights, members, and appurtenances
thereunto belonging at or appertaining to him the said John
Buckingham, his heirs, and assigns, to his and their proper use and
behoof
forever and the said James Massey for himself and his heirs does hereby
covenant and agree with the said John Buckingham, his heirs, and
assigns
that he knoweth that he now has good right and full power and lawful
authority in himself to grant, bargain, and sell the lands aforesaid
with
the appurtenances to the said John Buckingham in manner aforesaid. In
witness whereof the parties to these presents have hereunto
interchangeably put their hands and seals the day and year above

Gould On the back of the foregoing deed of bargain and sale was endorsed as follows to wit: Received of John Buckingham this twenty eighth day of Mace seventeen hundred and sixty three the sum of sixteen pounds ten shillings current money of Maryland in full.

Gould On the back of the same deed of bargain and sale was also thus endorsed as follows to wit: Be it remembered that on the twenty eighth day of May seventeen hundred and sixty three personally appeared before us, two of the Right Honorable the Lord Proprietary's Justices of the Peace for Queen Anne's County, the within named James Massey and did acknowledge the within deed of sale to be his act and deed and the land therein mentioned to be the right and title of him the within named John Buckingham, his heirs, and assigns, forever to the uses therein mentioned.
