18, 1764 (recorded March 5, 1764): Thomas Gilpin, merchant of
Philadelphia, for the quantity of 39.5 acres of land, part of a tract
called London Bridge Renewed, sells to Daniel Massey of Kent County in Maryland all of the 37 acre tract of land called Hall's Harbour and Bridge Sound Commons.

This
indenture made this eighteenth
day of February in the year of our Lord Christ one thousand seven
hundred and sixty four. Between Thomas
Gilpin of the city of Philadelphia and the Province of Pennsylvania,
merchant of the one part and Daniel Massey of Kent County in the
Province of Maryland, farmer of the other part. Witnesseth that the said
Thomas Gilpin for and in consideration of the quantity of thirty nine
acres
and half of an acre of land being part of a tract of land called London
Bridge Renewed this day sold and conveyed by aforesaid Massey to
aforesaid Gilpin
on the deed bargain and sale with more fully appear the
execution of which deed he the said Thomas Gilpin does hereby
acknowledge
and confess and thereof doth thereby exonerate and discharge him the
said Daniel Massey, his heirs, executors, and administrators, forever by
these presents have granted, bargained, sold, aliened, enfeoffed,
transferred,
and confirmed and by these presents does hereby grant, bargain, sell,
alien,
release, transfer, enfeoff, confirm unto him the said Daniel Massey,
his heirs or assigns all that parcel of land being part of a
parcel or a tract or parcel of land called Hall's Harbour and Bridge
Sound Commons, lying and being in Kent County aforesaid. Beginning at a
marked
sassafras post marked with twelve notches the said post standing where
the
South East or North West line of said Massey land crosses the East side
bounding line of the [illegible] land of aforesaid mill of Thomas Gilpin
and running from thence South thirty seven degrees West eighty two
perches and South sixty nine [degrees] East forty four perches thence
South seventy eight [degrees] East sixteen perches then North sixty two
degrees East seventy
perches and from thence with a straight line to the first place of
beginning, containing and now laid out for thirty seven acres of land be
the same
more or less together with all and all manner of profits, improvements
onto, and advantages to the same or any part thereof belonging or in any
ways appertaining and all the reversion and reversions, remainder
and remainders, of all of singular the before granted land
and premises with the whole of the appurtenances [and] improvements
thereunto
belonging in every part and parcel thereof as above granted unto him the
said Daniel Massey, his heirs, or assigns, forever and to the only
proper
use and behoof of him the said Daniel Massey, his heirs, or assigns,
forever
more. To have and to hold the before granted land and premises
with the
whole of the appurtenances with every part or parcel thereof unto him
the said Daniel Massey, his heirs, or assigns, and further the said
Thomas
Gilpin does by these presents for himself, his heirs, executors, and
administrators, covenant, grant, and agree to and with him the said
Daniel
Massey, his heirs, or assigns in manner and form following, that it is
to
say that he the said Thomas Gilpin, his heirs, executors, or
administrators,
at any time or times thereafter at the reasonable request, cost, and
charges of him the said Daniel Massey, his heirs, or assigns, make and
acknowledge and execute or cause to be made, done, acknowledged, and
executed, and every such other and further lawful reasonable act and
act, thing, and things, devices, conveyances, [illegible] in the law
whatsoever
of this kind whatsoever for the further and better, more perfect, and
absolute conveying and assuring the said parcel of land with the
appurtenances above granted and every part and parcel thereof unto him
the said Daniel Massey, his heirs, or assigns, forever as by him the
said
Daniel Massey, his heirs, or assigns, or his, or their counsel learned
in
the law shall be in that behalf lawfully and reasonably devised,
advised, or required, and also that the said Thomas Gilpin, his heirs,
executors, and administrators, the said tract and parcel of land and
premises
with all the appurtenances shall and will warrant and forever defend
against all manner of persons whatsoever claiming or hereafter shall
claim the same by from or under him the said Thomas Gilpin, his heirs,
or
assigns. In witness whereof the said Thomas Gilpin doth to this present
indenture set his hand and affixes his seal the day and year first above

Signed sealed & delivered in presence of us James Pearce [illegible] Eccleston Received this 10th day of February 1764 of Daniel Massey [illegible] deed of conveyance for thirty nine acres and a half of land called London Bridge Renewed, executed by the said Daniel Massey the above-mentioned date, it being in full consideration for the within mentioned land. Testis - James Pearce On the 10th day of February 6, 1764 the within mentioned Daniel Gilpin came before the two of his Lordship's justices of the peace for Kent County and did acknowledge the within deed to be his voluntary act and deed and the land and premises thereon mentioned to be the right, title, and estate of the within mentioned Daniel Massey, his heirs and assigns forever, according to the true intent and meaning of the within deed acknowledged before us.
Received March 5, 1764, Daniel Massey one shilling and six pence sterling
as an alienation fine on the within land due to the Lord priority
proprietor and received for his use.
