Thomas Sherwood et al. to James Massey, June 25, 1766


James Massey, planter, buys, for 35 pounds current money of Maryland, an 8.25 acre tract called Massey's Part of Friendship Corrected, which land John Buckingham, joiner, now deceased, had bought from James Massey (see the deed for Friendship Corrected in Liber RT #F, dated May 28, 1763).  John Buckingham's daughters, Elizabeth and Hester (Esther), had inherited the land from their father and were now selling the land to James Massey as the wives of the planters, Thomas Sherwood (Elizabeth) and Solomon Cobron (Hester) of Talbot County, Maryland.  Witnesses: John Brown and Jonathan Hall; acting for the Crown: John Brown, Jonathan Hall and Richard Tilghman Junior.
Queen Anne's County etc. June the twenty fifth day Anno Domini seventeen hundred and sixty six the following deed of bargain and sale was brought to be recorded to wit.:
This indenture made this twenty fifth day of June anno Domini seventeen hundred and sixty six. Between Thomas Sherwood and Elizabeth his wife and also Solomon Cobron and Hester his wife, all of Talbot County, planters of the one part, and James Massey of Queen Anne's County planter of the other part.  Now Whereas the aforesaid Elizabeth and Hester above named are sisters, co-heiresses of a certain John Buckingham late of Queen Anne's County, joiner, deceased.  And Now This Indenture Witnesseth that the said Thomas Sherwood and Elizabeth his wife and also the said Solomon Cobron and Hester his wife for and in consideration of the sum of thirty five pounds current money of Maryland to them in hand paid before the sealing and delivering of these presents the receipt whereof they the said Thomas Sherwood and Elizabeth his wife and also the said Solomon Cobron and Hester his wife and all and every of them do hereby acknowledge and thereof do exonerate, acquit, and discharge the said James Massey, his heirs and assigns, forever and by these presents do fully and absolutely grant, bargain, sell, alien, enfeoff, and confirm unto the said James Massey, his heirs and assigns, forever all that part of a tract or parcel of land called Massey's Part of Friendship Corrected lying and being in the Queen Anne's County aforesaid which John Buckingham, joiner, above-named deceased, bought of James Massey above named of by the name Friendship Corrected lying on the West side of the Unicorn Branch and on the West South West line of the main road that runs through the said tracts of land for eight acres and one quarter acre of land more or less as by the said James Massey, his deed of bargain and sale bearing date the twenty eighth day of May Anno Domini seventeen hundred and sixty three and enrolled in the records of Queen Anne's County aforesaid in Liber RT #F as by the said deed and said record thereof may appear the same land hereby bargained and sold and intended to be hereby bargained and sold is all that part of the tract or parcel of land called Massey's Part of Friendship Corrected aforesaid being part of the same tract of land where on the said James Massey now dwells which were or of right ought to have been the estate right or property of James Buckingham, deceased above-named, containing and by computation eight acres and one quarter of an acre of land be the same more or less together with all the rights members, and appurtenances to the same belonging or in any wise appertaining and all the estate, right, title, interest, claim, property, or demand whatsoever of them the said Thomas Sherwood and Elizabeth his wife and Solomon Cobron and Hester his wife and all and every of them in to or out of the said lands and tenements or hereditaments and premises and every part and parcel thereof with the reversion or reversions, remainder or remainders of all and singular the said lands and tenements and premises and every part and parcel thereof. To have and to hold the said lands tenements and all other the premises hereby granted bargained and sold or mentioned or intended to be hereby granted, bargained, and sold with all and every of their appurtenances unto the said James Massey, his heirs and assigns, forever to the only proper use and behoof of him the said James Massey, his heirs and assigns, forever and the said Thomas Sherwood and Elizabeth his wife and also the said Solomon Cobron and Hester his life for themselves and each of them there and each and every of their heirs, executors, or administrators do hereby covenant and grant and agree to to and with the said James Massey, his heirs and assigns, in manner following that is to say that they the said Thomas Sherwood and Elizabeth his wife and Solomon Cobron and Hester his wife have in themselves good right, full power, and lawful authority to grant, bargain, sell, alien, enfeoff, and confirm unto the said James Massey all and singular the lands premises and appurtenances as aforesaid under the said James Massey, his heirs and assigns, forever in manner and form aforesaid. And lastly the said Thomas Sherwood and Elizabeth his wife and Solomon Cobron and Hester his wife for themselves and each of them their and each of their heirs, executors, and administrators in every of them do hereby covenant, grant and agree to and with the said James Massey, his heirs and assigns, the land, premises, and all the appurtenances hereby granted and sold or mentioned to be granted and sold against the said John Buckingham, his heir, executors, administrators or his creditors and against all and all manner of persons claiming or to claim from by for or under him them or any of them shall and will warrant and forever defend by these presents.  In testimony whereof the parties aforesaid to these presents have hereunto interchangeably set their hands and seals the day and year first above written.

On the back of the foregoning Deed of Bargain & Sale was endorsed as follows to wit.:
Received this 25th day of June Anno 1766 of James Massey the grantee within named the sum of thirty five pounds current money of Maryland being the consideration money within mentioned to be paid by him to us

On the back of the same deed was on was also thus endorsed as followeth, to wit.:
Queen Anne's County to wit: Be remembered that on this twenty fifth day of June Anno Domini seventeen [hundred] and sixty six personally appeared before, us two of his Lordship's Justices of the Peace for the county aforesaid, the within named James Sherwood and Elizabeth his wife and also Solomon Cobron and Hester his wife and each of them in every of them for themselves did acknowledge the within deed of bargain and sale to be their and every of their voluntary act and deed and the lands and premises thereby granted or mentioned to be thereby granted to be the right, property, and estate of the within James Massey, his heirs and assigns, forever according to the form and effect of the same deed, and the said Elizabeth, wife of Thomas Sherwood aforesaid, and also the said Hester, the wife of the said Solomon Cobron, being each of them by us privately examined out of the hearing of their said husbands did each for herself declare that they had made the above acknowledgement willingly and freely and without being induced thereto by fears or threats of or ill usage by their husbands or for fear of their displeasure.
